Verified ReviewerVery dissatisfied with work done
I hired 911 Restoration after a room in my home caught on fire. My entire upstairs had smoke damage and mitigation, demolition and rebuilding was required.
There were upgrades that I wanted in the lower level of my home so I thought I may as well kill two birds with one stone. My initial interactions with Greg Warren with 911 Restoration were pleasant and very informative. I honestly thought that I had chosen the right company to restore and upgrade parts of my home. I now wish that I used someone else.
After months of 911 Restoration being in my home, I am still finding things that were not completed or not completed properly. I was told that he charged more for painting and other things because his workers did a great job. Door knobs, light switch panels and mirrors/windows have paint splashes on them or were completely painted over. There was no clean up in or around those areas.
My outer door/screen door will no longer lock because the door was propped open with a heavy object. It used to hold it open day and night. Even when no one was there. Glass was left in the dirt in front of my home from the window replacements.
There were supplies left throughout my home, front and back yard. There were unleveled floors upstairs, doors that will not stay closed, the window shutter outside of my bedroom window was left hanging off of the front of the house, downstairs bathroom lights and exhaust replaced when no work was asked to be done other than replacing the floor which resulted in extra money out of pocket. I was told by Greg that the light fixture was changed because it was in the garage and was thrown away. The light fixture was under the bathroom cabinet the entire time.
It was never thrown away. Speaking of the garage, Greg reached out several times and told me that I could use the roll away dumpster that was in front of my home to clean out my garage. Never did he once say that anything was stored in the garage that needed to be placed back into the home until AFTER I let him know that the garage was cleaned and his workers began looking for items. I had to buy a new banister because of that.
His workers had my air conditioning on from mid March until late July consistently. I was told that the vents and all would be cleaned due to the smoke and ash only to find that the coils to the unit were not cleaned. This resulted in me having to buy a brand new HVAC unit in September. My family and I went about 2 weeks without running water in the kitchen because the countertops and sink were not installed and when it was installed, the plumber forgot to install a top hat washer which caused the pipes to leak.
I had to pay out of pocket for that as well. To be fair, I was reimbursed for the amount that I paid the new plumber to install the washer. The cabinets that I paid for to be done in the kitchen were initially installed upside down and did not have spacers so there was open space in between each upside down cabinet. The shelves to the cabinets were not put in until after I notified Greg that something was not right with the way that the cabinet doors swung open.
Also there are no handles on the cabinets but I was told that was normal. I had to have Home Depot come out 3 times to install my dishwasher because the first time, the hardwire cord was cut too short. The second time was because the part of the cabinet that would be used to anchor the dishwasher was not installed and they were finally able to install it the third time. Vent covers were not placed on intake/outtake vents, the wall socket in my bedroom was missing, the hallway bathroom door was missing, I could literally go on.
Almost every room had an issue that I had to call Greg about to come back and fix. He did come back and have most things fixed however not all of them. With over 4 months of access to my home while my family and I stayed in a hotel, I thought that things would be done and done correctly however it was not. I am disappointed and even recently found that a screw was left out of my bedroom window when it was replaced which caused water to leak in and cause damage to my ceiling.
My roof was replaced in 2022 so it was not a roofing issue even though that company came out, did an inspection and fixed the issue. I paid over $12,000 out of pocket outside of what the insurance was willing to pay and an additional $15,000 + for the upgrades I wanted (and some unwanted) in my home. I do not recommend this company and will be looking into legal options to recoup some of my out of pocket expenses. Please do yourself a favor and get several estimates from different companies.
I feel as though I was taken advantage of because I had just lost my husband in January of 2023 and the fire happened in March. There was no one but myself, my adult non verbal autistic daughter and my 3 grandchildren that I raise.
Greg did offer to come fix issues that I brought to his attention but after the back and forth between he and I via email and text and what seemed to be his inability to take accountability for the work that was botched or not done, I decided to not have him or his workers back in my home. Consumer beware.
- Initially great interaction with greg warren
- Detailed information on what would be done
- Multiple visits to fix issues
- Overpriced for subpar work
- Botched work

The reason for my review is that I was scammed!
My wife and I purchased a 911 Restoration Franchise from the C.E.O. Idan Shpizear in the year 2012!
Idan Shpizear did not have a license to sell us a franchise in 2012 as we soon learned that this was a common practice! My wife and I filed for recession and we were granted recession, however we were not reimbursed the $55K (fifty five thousand dollars) that we paid for the 911 Restoration of Baltimore Franchise. Because we were not reimbursed by Idan, we were told by the Maryland courts that we would have to arbitrate our case in California which we did do! After a costly lengthy series of hearings in both court and in Arbitration which lasted up into the year 2020 we were seeking further damages of $1,000,000.
due to the stroke my wife suffered due to stress, along with the lost of business opportunities, and possibly what we believed to be out right discrimination. To add more stress to this stressful situation as the arbitration hearing began on May, 15 2020 my wife nearly lost her life do to a mysterious sudden fire that started inside of her vehicle near the gas tank which trapped her in the burning vehicle! Not only was our lives now a huge concern do to my work vehicle was sabotaged where the lug nuts were tampered with all during the same week of the arbitration hearing began, my wife and I were notified by the the Arbitration board overseeing the hearings that the defendant Idan Shpizear refused to pay his share to the Arbitration panel to hear our case! The Arbitration panel informed us that if we could not pay for the defendants share of the AAA arbitration cost that the case would be dismissed!
After further consideration as to should we pay the defendants share of the arbitration fees as we were already paying our own arbitration fees and realizing that even if we won the law suit would the defendant decide simply not to pay up as he did not pay up with the court ordered rescission in the past that he was ordered to pay in the lower courts, we made a conscious decision to not continue to move forward with the suit! At the end of the day with the near death experience my wife suffered during the arbitration hearings and my work truck being sabotaged and the plaintiff not paying his arbitration fees or court ordered recession we decided to walk away and live!!! Let this be a warning to anyone else considering doing business with this organization!
Its a shame how justice does not prevail!!! For the record goggle Burrell v 911 Restoration Franchise Inc.
